Factors affecting conservatory roof replacement costs

Two things set the price: the size of the roof and the number of skylights. The rest is included.

  • Size

    The main factor. A 3 × 3m roof is £6,000, and each extra metre on either side adds £800.

  • Skylights

    £500 each, fitted, framed and flashed. How many you want, and where they go, is entirely your call.

  • The finish

    Included. Choose the tile profile and colour to suit your house, with fascias, ridge and guttering to match.

  • Plastering and electrics

    Included. A plastered ceiling with the electrics done turns the roof into a proper room.

  • The state of the frame

    Checked at the free survey, so anything the frame or base needs is known before the work starts rather than halfway through it.

  • Removal and fitting

    Included. Taking away the old roof, the new insulated structure and the labour to fit all of it.

What a quote from us actually includes

Removing and taking away the old roof, the new insulated structure, the tiles, the fascias and guttering, the skylights you asked for, and the labour to fit all of it.

Plastering and electrics are included too, so the ceiling is finished as part of the same price. Scaffolding, where the job needs it, is priced in rather than added later.

You get it in writing. Nothing is quoted verbally and then adjusted afterwards.

What it saves you afterwards

The honest answer is that it depends on how you heat the room now and how much you used it before. A conservatory that was shut off for half the year does not have a heating bill to reduce; what changes is that you get the room back.

Where a conservatory was being heated through the winter, insulating above it stops heat leaving through the roof. We are not going to put a percentage on your saving, because we would be guessing at your house, your heating and your habits, and a guess dressed as a figure is worse than no figure.

Every installation carries a 10 year insurance backed warranty

Insurance backed means the cover sits with an insurer rather than only with us, so it holds regardless of what happens to the company that fitted the roof.

That is part of the price rather than an extra line on the quote.

Is there a conservatory roof replacement cost calculator?

Yes. Enter your width, depth and number of skylights in the calculator near the top of this page and you get a price straight away. A 4 × 4m roof with two skylights, for example, comes to £8,600. The free survey then confirms it in writing.

Do you charge for the survey or the quote?

No. Someone comes out, measures up, looks at the frame and the base, and you get a written quote. There is no charge and no obligation to go ahead.

Is it cheaper than a full extension?

Substantially, because the frame, the base, the windows and the doors all stay. You are paying for a roof rather than a new structure and the groundwork underneath it.

Can I spread the cost?

Ask when you call and we will tell you honestly what we can and cannot arrange. We would rather answer that on the phone than make a claim on a web page.

Will the quote change once you start?

Not unless something is found that could not be seen at survey, and if that happens you are told before any extra work is done. Looking at the frame and the base properly beforehand is why it very rarely comes up.
