Great experience, from the consultation to the fitting of the roof and the plastering. These guys worked so hard and fast in extremely hot conditions due to the heatwave. Start with the roof you have now
Almost every conservatory we are called out to has one of three roofs on it. What comes off changes very little about what goes back on. It does change what we expect to find underneath.
Polycarbonate panels
›The most common one, and the one that ages worst. Panels discolour, seals go, and the room swings from freezing to unusable across the year.
A glass roof
›Better to look at and no better to sit under. Glass still loses heat in winter and gathers it in summer, and it is heavier to work above.
An older solid roof
›Some conservatories were converted years ago with a system that was never insulated properly. Those get stripped back and rebuilt the same as any other.
Can you just replace the panels?
Sometimes, yes. If a couple of polycarbonate sheets have slipped or a seal has failed and the rest of the roof is sound, swapping those panels is a repair, and it is cheaper than anything else on this page.
It will not make the room warmer. The reason a conservatory is cold in February is not that one panel has gone, it is that the whole roof is a thin sheet with nothing in it. New panels of the same kind give you back the roof you had when it was new, which was already the problem.
So the question worth asking is not whether the panels can be changed. It is whether you want the roof repaired or the room fixed. If you tell us what is happening we will tell you honestly which one you need, and we will say so if it is the cheaper one.

We measure up
Someone comes out, looks at the frame, the base and the existing roof, and works out what the job actually is. You get a fixed price in writing with the colour and the timings on it, and no obligation to go ahead.

Day one
The old roof comes off
Floors are covered before anything is lifted. The old roof comes down, the new frame goes up, and the roof is made watertight the same day. It is never left open overnight.

Day two
Insulation, tiles and skylights
The insulation goes in, then the tiles, the fascias and the guttering. Any skylights are set into the roof at this stage rather than cut in afterwards.

Day three
Plastering, if it is part of the job
Where you have asked for a plastered ceiling and downlights, the plasterers and the electrician come in once the roof is on. This is the day that adds time, and it is optional.

After
Everything goes
The old roof leaves with us. Outside gets cleaned down, the covers come up, and the room is yours again. Decorating is the only thing left, and that is yours to do when you are ready.

Light enough to sit on the frame you already have
The roof is a timber system, not an aluminium one. It weighs little enough that in almost every case it can go straight onto the conservatory frame that is already there, which is what keeps a replacement down to a few days instead of a few weeks.
That is also what keeps the rest of the conservatory out of it. Nobody is taking your windows out, moving the doors or touching the base. If we find something at the survey that changes that, we tell you then, not once the roof is off.
Skylights can be built in wherever you want the light kept. We use Keylite windows for those, set into the roof as it goes on.

Conservatory roof replacement styles
The system is cut to the roof it is going on, so the shape changes the work rather than deciding whether it can be done.
Lean-to
The simplest to replace and usually the quickest. A single pitch off the house wall, so there are no hips or valleys to form.
Victorian
The bay end means more facets and more junctions. It takes longer to set out and it is the shape that most rewards a tidy job.
Edwardian
Square or rectangular with a hipped roof. Straightforward geometry, and the shape that carries a solid roof most naturally.
Gable ended
The front wall carries up into a gable. It keeps the height and the sense of space, and it takes a solid roof without losing either.
P-shaped and L-shaped
Two shapes joined, which means a valley where they meet. That junction is where a roof either works or leaks, so it gets the most attention.
Lean-to extension roofs
A single shallow slope against the house, replaced on the same principle as a conservatory roof. Usually the quickest job we do.

Conservatory roof replacement costs
Conservatory roof replacements run from £6,000 for a 3 × 3m conservatory to £9,200 for a 5 × 5m. Every extra metre on either side adds £800, so a 4 × 4m is £7,600, and skylights are £500 each.
Plastering, electrics and your choice of tiles are all included. The free survey confirms the measurements, and you get the price in writing before anything is agreed.

Will I need building regulations approval?
Some conservatory roof replacements need building control sign-off and some do not. It depends on the conservatory, how it is separated from the house and what is being changed. We will tell you which applies to yours when we come out to measure up, before you commit to anything, rather than leaving you to find out later.
Can my existing frame take a solid roof?
Nearly always, which is the point of a lightweight timber system. The frame, the base and the brickwork are checked at the survey and we will say plainly if we find anything that needs doing first. If a frame genuinely cannot take it, we would rather tell you that than fit a roof onto something that will not hold it.
Do I lose all the natural light?
You lose the light that came through the roof, and that is the trade. Skylights are how you keep as much of it as you want, built into the roof where they do the most good, and the windows and doors are untouched. Most people find the room brighter to sit in because it is no longer glaring in summer and dim under a discoloured roof in winter.
What happens to the guttering and the electrics?
New fascias and guttering go on as part of the roof, so it is not left tied into the old ones. If you want downlights in a plastered ceiling, an electrician does that while the roof is being finished. If you do not, nothing is disturbed.
Can I still use the room while you are working?
Not while the roof is off, which is most of the first day. Everything in the conservatory should be moved out or moved back, and floors are covered before we start. From the point the new roof is watertight it is a normal room again, apart from the plastering if you have asked for it.
