When people stop calling it the conservatory
A conversion goes further than a new roof. The roof is replaced, the ceiling is plastered and lit, and what you end up with reads and behaves like part of the house. The giveaway is that people stop using the word.

Where a conversion differs from a roof replacement
A roof replacement stops at the roof. The old polycarbonate or glass comes off, an insulated tiled roof goes on, and the room underneath is warmer and quieter but still recognisably a conservatory.
A conversion carries on inside. The new roof gets a plastered ceiling, downlights go in, and the junction where the conservatory meets the house stops being a boundary you can feel. Same structure, different room.
What a conservatory roof conversion involves
Everything in a roof replacement, plus the inside.
The insulated roof
The same build-up as any of our replacements: timber structure, insulation above the room, membrane, battens and tiles.
A plastered ceiling
Boarded, skimmed and finished flat. This is the single change that does most to stop the space reading as a conservatory.
Lighting
Downlights set into the new ceiling, positioned where you want them rather than where a glazed roof forces them.
Skylights, if you want them
Built into the roof wherever daylight is wanted overhead. Most conversions keep one or two, and they matter more once the roof is solid.
Decorating
We leave the ceiling ready. Some people take it from there themselves, others ask us to arrange the finish.
The existing frame
Stays. The windows, the doors and the brickwork are the ones you already have, which is what keeps a conversion well short of an extension.
53% of conservatory owners say the temperature, too hot in summer and too cold in winter, is their biggest frustration, ahead of noise from rain (25%) and limited space (10%). A conservatory roof conversion answers the first two directly and turns the space you already have into a room you use all year.

An honest word about building regulations
A conservatory is normally exempt from building regulations because it is separated from the house and heated independently. Take those two conditions away and the exemption can go with them.
Replacing a roof does not usually change that. Removing the doors between the conservatory and the house, or extending the central heating into it, can. It depends on your property, and it is a conversation to have before the work rather than after somebody knocks.
We will tell you what we think applies to yours at the survey. Where sign-off is needed we will say so plainly rather than leave you to find out from the council.
Cheaper than an extension, and by a long way
There is no groundwork, no foundations, no new brickwork and no new windows. The structure is already standing and already paid for, so what you are buying is a roof and an interior finish rather than a building.
A conversion is priced the same way as a roof replacement: from £6,000 for a 3 × 3m conservatory, plus £500 for each skylight, with the plastered ceiling and electrics included.

Will it add value to the house?
We are roofers, not valuers, so we are not going to put a percentage on it. What we can say is that a room people use all year is easier to present than a conservatory shut off for half of it.
Can I take the doors out between the house and the conservatory?
Sometimes, but that is the change most likely to bring building regulations into play, because it makes the space part of the heated house. Raise it at the survey and we will go through what it means for your property.
How long does a conversion take?
Longer than a roof on its own. The roof is two to three days for most conservatories, then plastering and drying, then the electrics and the finish. You get the sequence in the quote.
Do I have to have a plastered ceiling?
No. Plenty of people have the roof done and stop there, and it is still a far better room. The plastering is what turns it into a conversion, it is your choice, and it is included in the price.
